Apartment Inspection in Berlin
Understand the apartment. Look beyond its front door.
You have found an apartment you like. Before moving forward, you want to know what needs repairing, what the renovation could involve and whether the building has problems you may help pay for later.
HomeCheckBerlin provides independent pre-purchase apartment inspections in Berlin and Brandenburg, with clear explanations in English.
We connect what we find inside the apartment with the condition of accessible shared areas and the information in the available owners’ association documents.
Receive practical advice and a photo-documented PDF report within 48 hours of the inspection.
A new bathroom does not mean a renovated building
An apartment can have modern finishes while the building still has ageing pipes, a leaking roof or balconies awaiting repair.
That distinction matters when buying a flat. Your renovation budget covers work inside your apartment, but shared building projects may bring additional costs.
Our inspection helps separate three questions:
-
What needs attention inside this apartment?
-
What concerns are visible in the shared building?
-
What do the available documents say about planned work and funding?
The aim is to give you specific questions to resolve before purchase—not simply a longer list of building components.
Inside the apartment: condition, moisture and renovation needs
We examine accessible rooms and visible installations, paying attention to how different findings relate to each other.
A stain on a ceiling, for example, raises more than one question. Is there evidence of current moisture? What caused the original leak? Are repair records available? Does the affected area need further investigation?
Depending on the apartment, we assess:
-
Walls, ceilings and floors for damage, cracks and unevenness
-
Windows and doors for condition, operation and visible deterioration
-
Bathrooms and kitchens for leaks, ventilation and worn fittings
-
Visible electrical components for concerns requiring an electrician
-
Heating, hot-water equipment and accessible pipework
-
Signs of damp, mould, condensation and previous water damage
-
Balcony surfaces, drainage and visible defects
-
The apparent scope and quality of previous renovations
Relevant moisture readings support the visual inspection. Where a cause cannot be established without specialist testing or opening the construction, we explain what remains uncertain.
Shared building: repairs beyond your own apartment
Even if your apartment is on a middle floor, the condition of the roof or basement can still matter to your purchase.
Where safe access and permission are available, we look at shared areas such as the entrance, staircase, cellar and technical spaces. We also assess visible parts of the façade, balconies and roof from accessible positions.
We look for evidence of water penetration, deterioration, repeated repairs and deferred maintenance. These observations help identify questions for the property manager:
Has the issue already been investigated? Is work planned? Is there an estimate? How will it be funded?
This is a visual assessment of accessible areas, not a full survey of every part of the building.
WEG documents: what has already been discussed?
The Wohnungseigentümergemeinschaft, usually shortened to WEG, is the owners’ association.
Its documents can help explain the building’s maintenance history and plans. A recurring reference to roof leaks, for example, becomes particularly relevant when moisture damage is also visible during the inspection.
Depending on what you provide, we review:
-
Owners’ meeting minutes and available resolutions
-
The Wirtschaftsplan and annual statements
-
Information about the maintenance reserve
-
Approved or proposed Sonderumlagen—additional owner contributions
-
Available repair quotations and renovation records
-
The energy certificate
-
The Teilungserklärung, Gemeinschaftsordnung and relevant plans for matters needing clarification
Our review flags maintenance and cost-related concerns. It is not a legal opinion or financial audit, and missing documents remain an information gap—not confirmation that no problems exist.
Berlin apartments are not all the same
A renovated Altbau, a post-war apartment and a newer development need different questions.
In an older apartment, we may focus on uneven floors, ceiling damage, previous alterations and the extent of installation upgrades. In a newer property, workmanship, ventilation and available handover or defect records may be more relevant.
The apartment’s position also shapes the inspection. For a ground-floor flat, we consider its relationship with the basement. For a top-floor apartment, we pay particular attention to accessible roof-related details, water staining and potential summer comfort concerns.
We also note conditions observed during the visit, such as traffic or building-services noise. A short appointment cannot establish how quiet or comfortable the apartment will be throughout the year.
Your report: findings you can act on
Within 48 hours, you receive a PDF report with photographs, explanations and recommended next steps.
We distinguish between:
-
Findings needing prompt attention
-
Repairs and maintenance to plan for
-
Questions for the seller or property manager
-
Matters requiring specialist investigation
Where reasonably possible, we provide broad renovation-cost guidance. Contractor quotations are needed before committing to a detailed budget.
The findings can also help you discuss the asking price, although an inspection does not guarantee a price reduction.
How to arrange your inspection
Send the listing and your questions
Share the apartment’s address, property listing, proposed viewing date and available documents. Tell us about any specific concerns or renovation plans.
Arrange access
Coordinate the appointment with the seller or agent. If possible, request access to the cellar and relevant shared areas before the visit.
Discuss the findings
Attend the inspection or arrange a remote discussion afterwards. We explain the main concerns in plain English, followed by your written report.

Questions before booking
Can you inspect without me being there?
Yes. Provided access is arranged, we can inspect the apartment and discuss the findings with you remotely.
What if I do not have all the WEG documents?
Send what you have. We can identify important gaps and questions to raise with the seller. The assessment will reflect the information available.
Can you confirm that there are no hidden defects?
No. The inspection is visual and non-invasive. Concealed pipework, covered structures and inaccessible areas cannot be fully assessed.
Does the inspection include asbestos testing?
No. Material sampling and laboratory analysis are not included. Where there is reason for concern, we recommend specialist assessment before disturbing materials.
Is this a valuation or legal review?
No. The service focuses on condition, maintenance and practical purchase considerations. Formal valuation, structural calculations and legal advice require separate specialist services.
